This development land is set in a majestic position facing north, east and south on one of the loveliest and most favoured coastlines in the West of Ireland and in a village which is at the heart of the Renvyle peninsula. Rich in prehistoric remains, the peninsula, which forms the northern shore of Ballynakill Bay, is renowned for its beaches, its game fishing off the coast or fly fishing for trout or salmon in the lakes, walking the beaches or hills and the fabulous summer sunsets.

Tully Village derives its name from An Tulach, the hill to the south of Tully Lough, and has a full range of services, filling station, shops and pubs. Just 3 miles away is Letterfrack, the home of the Connemara National Park and the furniture college, Conservation Letterfrack, with further pubs hotels and restaurants of repute.

Clifden, some 12 miles distant, is regarded as the Capital of Connemara, with banks and a large selection of shops, pubs, and other leisure facilities. The town is noted for its many fine seafood restaurants, the famous Connemara Pony Show which takes place there each August, and the Clifden Arts Festival in September, all of which attract many Irish and foreign visitors.

Golf is available at the Connemara Golf Club whilst there are six other courses within an hour's drive of the land.

The property is 33 miles from Westport, the thriving county town of Mayo, with its rail link to Dublin and extensive shopping and tourism facilities.

Galway Airport and Shannon Airport are 11/2 hours and 21/2 hours drive respectively from the property.

THE DEVELOPMENT LAND: Parcels of development land of this size or so close to a village centre rarely come on to the market.

The lands being sold have approx. 480 metres of road frontage, being 110 metres inside the 50 kph speed limit along the main road and 370 metres inside the 80 kph speed limit on the side road.

All the land adjoining the road frontages is gently sloping (allowing development) while the land to the centre of the site is a rocky hillside, probably not suitable for development but ideal for amenity land and also providing protection in the future to any dwellings constructed around the perimeter of the land.

The land is adequately contained within local stone walls, post and wire fences and earth banks, so that all boundaries are easily identified. The lands are not part of a National Heritage Area nor are they part of the Tullymore Lake Special Area of Conservation. The views from the land are good in virtually every direction. To the north you look across the bay to the Mweelrea Mountains, Clare Island and Achill Island in the distance. The views to the east are across the bay to the entrance to Killary Harbour, flanked by the Maumturk Mountains, while the views south from the land are across Tully Lough with Tully mountain to the side. Consequently every property built on this land is likely to have a view of some note.

The vendors have been advised by their Consulting Engineers and Architects that this site could accommodate 16 dwelling units and that this density of 1.5 houses per acre should be acceptable to the planners of Galway County Council.

SERVICES: Mains electricity, mains council water and telephone services are available in the village and can therefore be provided on site.

Galway County Council, in the course of their proposals for a sewerage treatment system for the village, have identified and started to acquire by CPO a site for the treatment plant but have not yet sought Planning Permission for the treatment system.
