In a lovely quiet location with good rural views and to the Twelve Pins on the edge of Moyard Village, this land is fully enclosed within stone walls and post and wire fencing. The land is divided into three enclosures and ranges from good bog grazing land to fine pastures suitable for cutting or grazing. The lands have not been grazed during the 2008/9 winter nor during this Spring or Summer.
The property is located on the edge of Moyard village, with a food store, post office and petrol station, on the N59 leading from Clifden to Westport.
THE LAND: The land is accessed by a wide right of way from the N59, which is partially shared with three other landowners and then crosses a tributary of the Moyard River by way of a ford and footbridge. The right of way continues across the lands being sold but only for the benefit of the owner of the lands marked "C" on the maps and this right of way is gated both ends and contained within post and wire fencing.
This large parcel of land is split into three enclosures. Parcel "A", extending to approx. 6 acres is gently sloping and well drained good quality pasture land currently down to grass. Parcel "B" comprises approx. 7 acres of gently sloping good hill grazing land and approx. 11.5 acres of mainly level good bog grazing land, capable and worthy of improvement.
All these lands are contained within well maintained stone walls and post and wire fencing, with many newly cut drains and well gated.
Parcel "A" has natural water sources. There is a group water scheme supply running down the right of way and this could be used to provide further troughs, if required.
Parcel "B" has a cattle trough at the entrance to this parcel, with further natural water sources further up the parcel.
The lands were previously included in REPS and would be suitable for reintroduction into that scheme.
The land has not been grazed since 2008 Summer and extends in all to approx. 24.5 acres.
