The property is located in an area of outstanding scenic beauty with broad wide views over Cashel Bay and across moorland to the mountains of South Connemara. The property is just 3 miles from the renowned Cashel House Hotel and 5 miles from Recess, with shops and a pub, while Clifden is just 16 miles further down the N59 to the west.

Cashel derives its name from a circular stone fort, "An Caiseal" the cashel, which is located on a slope of the mountain, north east of the village. This ring fort, moated with high banks is now surrounded by a graveyard which is still in use. The village to which it gives its name, is very popular for angling and shooting, and attracts numerous visitors with its stunning scenery.

Clifden is regarded as the Capital of Connemara, with banks and a large selection of shops, pubs, and an increasing number of cultural and leisure facilities. Clifden is noted for its many fine seafood restaurants, the famous Connemara Pony Show which takes place there each August in the showground close to the property, and the Clifden Arts Festival in September, all of which attract many Irish and foreign visitors. The area is well provided for a wide range of sporting and leisure facilities, with fishing, boating and water sports most popular using the many beaches and bays which comprise this convoluted coastline.

The property is 40 miles from the regional capital of the West, Galway City, with its mainline road, rail and air connections and extensive and substantial cultural, commercial and retail facilities. Shannon Airport is some 21/2 hours from the property, while Knock Airport is about 11/2 hours and proposals have now been made for a new airport to serve Clifden on the outskirts of the town.

Golf is available at the Connemara Golf Club whilst there are six other courses within an hour's drive of the property.

THE COTTAGE: The cottage is approached from the council road by an old stone track which is in disrepair in places but capable of reinstatement to make a most attractive entrance drive. The cottage, which is not visible from the council road, and other outbuildings are well set in the middle of the farm, and in a delightful valley leading down to the meadows and the sea. The cottage and outbuildings are surrounded by stands of mature holly, ash and sycamore trees. The cottage is in ruins but with the gable walls intact and side walls standing. The external dimensions are approximately 30' x 18'. The cottage is set in an old farm yard with a stream running through the yard and beside one of the gable walls of the cottage. In a number of places around the cottage and outbuildings lie old haggards, whereupon the hay would be stacked. To the side of the cottage and at right angles to it are the ruins of two substantial stone outbuildings with external dimensions of approx. 33' x 18'. These still stand with gable and side walls largely intact.

THE AUCTIONEERS ARE SATISFIED THAT GIVEN THE EXISTING RUINS AND THE SIZE OF THE FARM, PLANNING PERMISSION WILL BE GRANTED FOR A FARMHOUSE TO BE BUILT ON THE LAND. THIS COULD EITHER BE THE RECONSTRUCTION AND EXTENSION OF THE EXISTING COTTAGE OR THE REPLACEMENT OF THE COTTAGE WITH A NEW FARMHOUSE.

The land is contained within post and wire perimetre fences which are in good condition and stockproof. The auctioneers have marked all junctions of the perimetre fences with red spray paint to enable prospective buyers, with the assistance of the maps attached hereto, to identify the boundaries of the property. The extensive foreshore leads to a river and although there are stockproof fences along the river, the boundary of the property is the river itself as indicated by the old fenceposts set in the river.

The land comprises rough mountain grazing from the council road to the cottage, delightful gardens enclosed within local stone walls around the cottage and the outbuildings, meadows between the cottage and the shoreline and a large enclosure of dry level bog to the north.

The land owned outright is currently in Area Aid and REPS, producing grants amounting to approximately €3758. (Area Aid €1901 - REPS €1857)

SERVICES: Mains electricity is available approx. 300 yards from the cottage. Ample space for waste water treatment facility, subject to planning permission being granted. Water available from the natural supplies on the property or by drilling a borehole.
