A large rectangular block of development land which straddles the Glann Road, one of Oughterard's most prestigious and sought after residential areas and within 400 metres of the centre of the village.

THE LAND: The property comprises a large rectangular block of development land which is on either side of the Glann Road. At its northeast boundary, this land has approximately 60 yards of frontage to the Owenriff River. The area of land on this eastern side of the Glann Road extends to approximately 0.238 hectares or 0.59 acres.

The parcel on the western side of the Glann Road extends to approximately 1 hectare or approximately 2.5 acres and presently includes a single storey dwelling house, in dilapidated condition, together with a barn and yard of little importance.

This parcel of development land is superbly situated at the commencement of the Glann Road within 150 meters of Camp Street and within 400 metres of Oughterard Market Square, the centre of the village. The land, although recently neglected, is level and would not be expensive to develop.

Zoning
In the draft Local Area Plan for Oughterard (as well as the previous County Development Plan) the land to the western side of the Glann Road is zoned as residential. The land to the east of the Glann Road is zoned as agricultural and a substantial part of this land is in a Special Area of Conservation.

Development Potential
Reports commissioned by the vendor suggest that, under the proposed Local Area Plan for Oughterard, a density of 15,000 sq. ft. per acre or 3,443 sq. meters per hectare would be considered together with three storey buildings in order to achieve the higher densities proposed under the Plan.

A development of 3,400 sq. meters on the land to the western side of the Glann Road could equate to (for instance):
12 x 2 bed apartments, each of 600 sq. m.= 720 sq. metres.
12 x 3 bed terrace houses each of 75 sq. m.= 900 sq. metres.
10 x 3 bed semi-detached houses each of 125 sq.m.= 1,250 sq. metres.
4 x 4 bed detached houses each of 140 sq. m.= 560 sq. metres.
Total 38 units= 3,430 sq. meters

Whilst the proposed Local Area Plan for Oughterard envisages a density of 3,443 sq. metres per hectare the DOE document "Residential Density - Guidelines for Planning Authorities" works in units per hectare and suggests a density of up to 50 units per hectare which, if permitted on the land to the western side of the Glann Road, could mean up to 49 units on this side.

Because of its agricultural zoning and partial inclusion in the Special Area of Conservation, the land to the eastern side of the Glann Road adjoining the river would have little development potential but could be used by the purchasing developer in negotiations with planners with a view to construction of playing pitches, parks or public access to the river. Usages like this could, if integrated with a development scheme on the west side, might encourage the planners to allow higher density of development on the west side of the Glann Road.
